  • Fork Union Military Academy (FUMA): 5% of the year

    • Our good neighbors have indiciated they will fill our rooms during 5% of the year through alumni events, golf tournaments, etc.

  • Camp Friendship Parents: 19% of the year

    • Between parent tours in the spring, drop offs and pickups in the summer, and parents staying with us while their child is at camp plus a captive audience of 300-600 parents visiting each week of summer, we anticipate another 19% occupancy through camp.

  • University of Virginia (UVA) (28, 3-day weekends): 24% of the year (potential)

    • The Charlottesville Hotel Market consistently fills up 28 weekends per year due to graduations, basketball and football events, concerts, and parent / student events in the spring and fall. This is a gray area, but from the research done with the help of area hotel GMs, we came up with 28 weekends per year at 3 day minimums. This will be the market we have to attack the most aggressively to achieve our goals.

  • Monticello Art School: 9% of the year

    • Our intent is to have 40 five day Art Classes each year, with nationally recognized artists, with space limited to 10-15 students each class. We will subsidize the room rental revenue this way, as well as the artists’ pay for the week. Modeling for this plan is directly from other nationally recognized programs ongoing. This also becomes part of the theme and culture of the resort.

  • Healthy Lifestyle Nutrition Class: 9% of the year

  • Weddings/Banquets/Conferences: 20% of the year
